东北地区城市既有多层住宅的SI分离体系研究

摘要:
我国城市发展已经由传统的空间扩 张转为存量更新。为了改善人居环境、提高 居住水平和应对我国的老龄化现状,对城市 既有住宅进行改造更新就显得迫在眉睫。而 基于支撑体(S)与填充体(I)分离理念的住 宅更新方法,可以为解决这一问题提供一种 有效途径。SI分离既有利于挖掘既有住宅最 有价值的部分,又有利于探索通过工业化建 造的方法进行住宅的适应性更新。本文以东 北地区7个主要城市的42个住宅样本为研究对 象,探索城市既有多层住宅在体系分离过程中 存在的问题,从结构、外围护、平面三个方面 进行统计学分析,进而总结出既有住宅的特 征、住宅支撑体与填充体的构成要素,以及 其对住宅更新可能产生的潜在影响,以期为 既有住宅工业化更新方法奠定研究基础。

Study on SI Separation System of Multi-Storey Residential Buildings in Cities in Northeast China

Abstract:
China’s urban development has shifted from traditional spatial expansion to stock renewal. In order to improve the living environment, the living level, and respond to the status quo of China’s aging, it is extremely urgent to renovate the existing residential buildings in the city. The residential renewal method based on the separation concept of the support (S) and the infill (I) can provide an effective way to solve this problem. SI separation is not only beneficial for excavating the most valuable part of existing houses, but also for exploring the adaptive renewal of residential buildings through industrial construction methods. This paper takes 42 residential samples from seven major cities in Northeast China as the research object, and explores the problems existing in the separation process of existing multi-storey houses in the city. Statistics are carried out from three aspects: structure, external protection and plane. The analysis further summarizes the characteristics of existing houses, the components of residential support and infill, and their potential impacts on residential renewals, in order to lay the foundation for the study of industrialization of existing residential buildings.
