滨水工业遗产地区是社会共享的空间资源,传统以房地产开发为融资手段的拆建式更新疏忽了滨水区的社会共享价值,存在社会效益不足,财务不可持续,空间功能单一等问题。研究旨在从西方共享城市的理论视角探究滨水工业遗产地区更新的模式转型,推动滨水区更新规划的方法改进,为滨水区公共空间建设与管理提供借鉴。基于文献研究、案例分析和逻辑推理的方法,首先解析了滨水工业遗产地区共享化更新模式所具有的包容性和可持续性特征;其次,从滨水岸线、滨水第一界面、滨水腹地三个空间层次提出共享化更新的具体路径;再次,通过对上海和纽约滨水区更新案例的解读,比较了两地共享化更新的实施路径;最后,基于两地实践,提出滨水工业遗产地区的共享化更新规划策略,即空间生活化、接入可达化和功能复合化。 |

Waterfront industrial heritage area is the public shared spatial resource. The demolition and construction renewal pattern with real estate oriented development neglects the shared social value of waterfront area, and results in insufficient social benefits, unsustainable financing and dull waterfront space function. From the theoretical perspective of sharing city, this study explores the pattern transition of waterfront industrial heritage area renewal,and aims to provide reflections to the construction and management of waterfront public space. Based on literature research, case analysis and logical reasoning, this paper attempts to analyze characteristics of the sharing oriented renewal pattern in waterfront industrial heritage area; Further then, we propose shared renewal implementation pathways from the perspectives of water front, first waterfront interface and the interior of waterfront area. Based on the interpretation of waterfront regeneration cases in Shanghai and New York, the paper compares the implementation paths of shared renewal. Finally, it concludes waterfront oriented renewal planning strategies from three aspects, including space lifestyle, access accessibility,and function complexity. |
