存量盘活视野下的城市中心区更新策略研究 ——以宁波市大梁街片区为例

摘要:
认为我国相对发达地区城市化发 展的空间路径将从“增量扩张”转向“存量盘 活”。以宁波市大梁街片区为实证,分析并总 结了当前大城市中心区更新与存量盘活过程中 可能存在的典型问题。借鉴国内外的相关发 展经验与方法,在梳理既有显性存量规模和 计算潜在隐性存量规模的基础上,提出复合 功能引导、空间品质提升、三维交通系统组织 等具体的规划设计对策。在案例研究的基础 上,对中心城区存量盘活的特征进行了拓展 思考,并提出相应的规划设计原则、方法和需 要跟进研究的问题。

Research on Regeneration Strategy of City Center Under the Vision of Stock Land Reinvigoration—A Case Study on Daliang Street, Ningbo

Abstract:
The paper expects that the spatial path of urbanization in China’s relatively developed areas will turn from "incremental expansion" to "stock land reinvigoration". By choosing a hub site in Daliang Street, Ningbo as the research object, the paper then analyzes and summarizes some possible typical problems in the reinvigoration process of metropolitan center. Learning from the international advanced experience and research methods, the paper then proposes specific planning and design strategies in stock land optimization, composite function guiding, open space design, three-dimensional traffic system organization and so on, on the basis of analysis of explicit stock scale and calculation of the potential development strength. Based on the case study, the paper further discusses the characteristics and requirements of stock land reinvigoration, and proposes appropriate planning and design principles, methods and follow-up studies.
